BOOM TIME?
With all the media reports no one is really sure about what is happening in the property market at the moment. One minute its all doom and gloom as interest rates go up, the next it’s the perfect time to buy in the next “boom” suburbs. All investors can do to get a handle on the property market, is to research their chosen area. How many properties are for sale, how many sold signs are up, what are the local real estate agents saying at open houses? For example, I own a house on the southern end of the coast. Each time I drive past to check on something, I take 10 minutes to drive around the local area, and see what’s happening. 6 months ago I did this, and there were 14 houses for sale in the area (there are no units), and 1 sold sign – indications of a slower market. I drove around 2 weeks ago, and found 3 sold signs and no properties on the market – this makes for a great market if I wanted to list the house for sale (no competition). This is also a great exercise if you are thinking of investing as well, either in the area of your property, or elsewhere. Getting an approximate value of your property will help you identify how much you will be able to borrow, and lets you be more in control of the borrowing process. So, is now a good time to buy or sell? This comes down to personal opinion! But my own is put simply, yes. I don’t really believe much in selling properties, preferring to rent them out and retain them for capital gains in the future or retirement. As for buying – I believe that anytime is a good time to buy if you are in it for the long haul. If you buy today, and the value of the property fluctuates by 10% or so over a few years, and then goes up, or goes down for a few years and then goes up, or goes up straightaway, then the end result remains the same.
